Los Feliz

Last updated: October 2026

Los Feliz real estate sits on the southern slopes of Griffith Park, where winding streets climb past 1920s period-revival homes and Frank Lloyd Wright landmarks. The neighborhood covers roughly 2.6 square miles of the City of Los Angeles, with a walkable village on Hillhurst and Vermont avenues at its center. Hillside estates and historic apartment courtyards share the same few blocks.

This guide, updated in October 2026, covers boundaries, ZIP code, housing, Griffith Park, schools, dining, transit and what has changed this year. It builds on Josh's post about the architectural styles that define Los Feliz luxury homes, and the dining section links to his Hillhurst guide.

Where Is Los Feliz and What ZIP Code Does It Use?

Los Feliz is a hillside neighborhood in central Los Angeles, southeast of the Hollywood Hills and south of Griffith Park. It belongs to the City of Los Angeles in Los Angeles County, not to a separate city or an unincorporated area, and it falls in City Council District 4. Its main ZIP code is 90027, and the area uses telephone area codes 213 and 323.

Neighboring ZIP codes include 90028, 90029, 90039 and 90068, so addresses near the edges can carry a different code. The 90027 ZIP covers more ground than the neighborhood itself and counted 44,471 residents in the 2020 Census.

Neighborhoods Within Los Feliz

  • Los Feliz Hills and Los Feliz Estates: North of Los Feliz Boulevard, below Griffith Park. The Estates section was developed around 1965.
  • Los Feliz Heights: Subdivided in 1921 and known for period-revival architecture, including Spanish Colonial and Tudor Revival homes.
  • Laughlin Park: A gated enclave of about 60 houses, developed in the early 1910s. Gates went up at the entrances in the late 1980s.
  • Franklin Hills: Bounded by Franklin Avenue and Tracy Street, Fountain Avenue, Commonwealth Avenue and Hoover Street, and Hyperion Avenue. Development here dates to about 1930.
  • Los Feliz Village: The commercial center, running roughly from Prospect Avenue to Los Feliz Boulevard around Vermont and Hillhurst.

Griffith Park Boulevard and Hyperion Avenue mark the southeastern edge, where Los Feliz meets Silver Lake.

Los Feliz Real Estate: Homes and Architecture

Most homes date from the 1920s onward, which is why period-revival styles dominate the hillside streets. Spanish Colonial and Mediterranean Revival houses sit beside Tudor Revival homes with brick chimneys and half-timbering. Mid-century hillside houses add flat roofs and cantilevered decks, and Hollywood Regency courtyard apartments line parts of Los Feliz Boulevard. Josh's architecture guide breaks each style down.

Hillside topography means lots are irregular, and views toward Griffith Observatory and Downtown shape value on many streets. A few estate parcels reach multiple acres. The DeMille property in Laughlin Park is reported at 2.1 acres.

Hollyhock House is city-owned, and some sources place it just across the line in East Hollywood, though it is part of the Los Feliz experience. Public hours are limited, so visitors should check the museum's schedule first.

Is Los Feliz Expensive?

By Los Angeles standards, hillside houses and estates sit in the upper tier, while apartments and condos offer lower entry points. Prices swing widely by street and by view. The luxury segment is thin, and a few closings can move published averages, so a single sale says little about the whole neighborhood.

Local Tip: Overlay status varies by parcel. Buyers and sellers of older homes should check the city's ZIMAS tool for historic overlays and monument status before planning exterior work. Josh's guide to selling a historic Hancock Park estate shows how that review works in a neighborhood with an adopted overlay.

Griffith Park and the Outdoors

Griffith Park covers 4,310 acres along the neighborhood's northern edge. Griffith J. Griffith donated the first 3,015 acres to the city in 1896, and the Observatory opened in 1935.

Mount Hollywood rises to 1,625 feet, and the Charlie Turner Trailhead starts behind the Observatory parking area. Ferndell, a half-mile walk through a tropical garden, begins near the Los Feliz Boulevard entrance.

The Greek Theatre (2700 N. Vermont Ave.) dedicated its building in 1930 and still hosts summer concerts. The nine-hole Roosevelt course sits across the street at 2650 N. Vermont Ave., and the Wilson and Harding courses are elsewhere in the park.

Dining, Shopping and Culture

Most of the action runs along Hillhurst Avenue and Vermont Avenue south of Franklin. These businesses were open or confirmed for 2026 at the time of writing:

  • Little Dom's (2128 Hillhurst Ave.): Italian American restaurant open since 2008, with pasta, wood-fired pizza and brunch.
  • Wilde's (Hillhurst Ave.): British-inspired restaurant that opened in late 2025 in the former Thai on Hillhurst space.
  • Vandell (Hillhurst Ave.): Cocktail bar that took over the former Nossa Caipirinha Bar space.
  • Casa Leo: Spanish-inspired restaurant added to the Michelin Guide California selection in May 2026.
  • Skylight Books (1818 N. Vermont Ave.): Independent bookstore with in-store author events scheduled through October.
  • Vista Theatre (4473 Sunset Dr.): Single-screen cinema opened in 1923, owned by Quentin Tarantino since 2021, reopened in November 2023 and screening on film.
  • Los Feliz 3 (1822 N. Vermont Ave.): Opened in 1935. The American Cinematheque programs its main auditorium.

One change worth noting: Messhall Kitchen, in the former Brown Derby building at 4500 Los Feliz Blvd., is scheduled to close October 17 after 14 years. Josh's Hillhurst guide covers more of the strip, including Greek Theatre walking routes.

The Los Feliz Village Business Improvement District also presents a free Art & Music Block Party and Mural Festival, held August 15 this year along Hollywood Boulevard between Rodney Drive and Vermont Avenue.

Getting Around Los Feliz

The neighborhood is central, with the 101 Freeway to the west and Interstate 5 to the east. The Metro B Line's Vermont/Sunset station, at 1500 N. Vermont Ave., opened in June 1999 and sits at the edge of the village. Hillhurst and Vermont are walkable, and several shops and restaurants cluster within a few blocks.

Metro's Vermont Transit Corridor will add side-running bus lanes from Sunset Boulevard south to 120th Street. Metro lists construction as starting in late 2026 or early 2027, with service targeted by 2028. The Eastsider reports that parts of Vermont would drop to one car lane per direction, so nearby buyers should watch the project timeline.

Who Lives in Los Feliz?

Residents tend to include creative professionals, and the Los Feliz Hills section has a large share of people working in creative fields. Household sizes run small, and the neighborhood has a long record of film-industry residents. W.C. Fields lived in Laughlin Park in an Italianate residence built in 1919, and Walt Disney's Hyperion studio once stood on land now occupied by a Gelson's Market.

Everyday life centers on the park and the village, with morning hikes in the hills and evening screenings at the Vista. Fall brings the Los Angeles Haunted Hayride at Griffith Park's Crystal Springs Picnic Area, now in its 18th season.

A Short History of Los Feliz

  • 1795: José Vicente Feliz receives the Rancho Los Feliz land grant.
  • 1882: Griffith J. Griffith acquires 4,071 acres of the rancho.
  • 1896: Griffith donates 3,015 acres to the city, the start of Griffith Park.
  • 1919: Griffith dies and leaves $700,000 and his Los Feliz acreage to the city.
  • 1921: Los Feliz Heights is first subdivided, part of a 1920 to 1940 growth period.
  • 1930 and 1935: The Greek Theatre and Griffith Observatory are completed.
  • 2007: A May wildfire burns more than 800 acres of the park.

What Is New in 2026

  • Transit: Vermont bus lanes move toward construction, with service targeted by 2028.
  • Housing: Recent approvals include a 139-apartment project with retail at 1666 N. Vermont Ave. and a 181-unit project at 4627 Hollywood Blvd., which replaces a Goodwill store.
  • Parks: The Griffith Park Pool replacement and the Amir's Garden pipeline work are in progress, and a P-22 statue is planned.
  • Dining: Casa Leo joined the Michelin Guide, and Messhall Kitchen is closing.

Main Takeaway: Los Feliz pairs hillside privacy and historic architecture with a walkable village. The 2026 changes center on transit, housing approvals and park projects.
